Rising dampness is a form of dampness found in primarily older properties. It is caused by the building’s bricks and mortar absorbing salt rich moisture from the ground over a period of time. These salts are left in the walls during natural evaporation which can be seen forming crystals typically on the surface of internal plasters.
The majority of buildings are constructed with physical damp proof courses (DPC’s) which are thin barriers inserted in the walls low levels designed to inhibit moisture rising from the ground. Occasionally and especially in older buildings where the DPC is made of slate and degrades or cracks, the DPC is breached, allowing the passage of moisture into the wall above. Typically, rising dampness will be found up to 1 metre from the ground but in exceptional circumstances, can rise higher.
Common symptoms of rising damp include flaking or blistering paint, water marks, bands of salt crystals on internal plaster and rotten skirting boards.

Penetrating dampness occurs when rainwater is allowed to ingress through the external walls of a property. The causes of penetrating dampness vary but can normally be attributed to leaking rainwater goods such as gutters and downpipes or poorly maintained external masonry such as missing pointing. Other problems associated with penetrating dampness can include heat loss and frost damage where moisture freezes and expands in the capillaries of bricks causing cracking.
This dampness is not exclusive to solid walls and can affect cavity walls due to badly installed wall ties, insulation and or blockages within the cavity. This can allow bridging to occur between the external and internal skins.
It is typically recognised internally as localised damp patches with discoloured, flaking or blistered paint. In extreme cases, blown plasters are common. Externally, discolouration and/or deterioration of masonry with moss growth in areas of ingress are common symptoms.

Condensation occurs when water vapour held in the air comes into contact with surfaces colder than the air surrounding them. This primarily affects windows and externally facing walls during seasons of colder weather, as these are normally the coldest surfaces in the house. In a nutshell, the amount of water vapour in the air is described as humidity level. When the property is subject to restricted ventilation, the humidity levels rise significantly to a point where the water vapour more readily condenses on these colder surfaces forming droplets. Over time, these droplets start to saturate surfaces such as walls which become ideal conditions for the growth of moulds and if prolonged condensation is left untreated to windows with a timber frame, can cause rotting of these timbers. Typical symptoms include droplets forming on the inside of windows and the formation of dark spots of mould on walls and ceilings especially in corner areas where air circulation is at its lowest.

Dry & Wet Rot
Dry and Wet Rot are fungi that attack damp timber. It is generally agreed that wet rot is considerably less severe than dry rot although they can be started in very similar ways with damp timber providing the ideal growing conditions for the both. The primary difference between the two fungi is that dry rot will actively search for more nutrients via masonry whereas wet rot will generally contain itself to the source. The Dry Rot fungus, left unchecked without proofing, can be extremely destructive to structural timbers. Primarily caused by internal leaks in the vicinity of structural mainly softwood timbers, dry rot is fast growing and will spread along masonry and behind plaster in its search for more nutrients.
One of the main problems with dry rot is its ability to remain unseen for long periods of time with the average homeowner unaware of its existence until such point as significant damage has been done. Its Latin name “Serpula Lacrymans” when is roughly translated as ‘Creeping – Making tears’.
Often misdiagnosed by homeowners, symptoms of the dry rot fungus can range from cuboidal cracking of the affected timbers, a white fluffy growth (often with droplets of water on its surface) resembling cotton wool and a terracotta orange fungal mass which releases similar colour spores into the air and local area. All these visual signs are normally accompanied by a strong musty mushroom smell.

Woodworm is the generic name given to a variety of insects that cause damage to timber diagnosed by small holes and accompanying timber dust in any timber that is allowed to become damp either by high humidity or a local water source. The size and shape of the holes vary greatly depending on the insect causing them but are all treated in relatively the same way.
